Wells Fargo Mortgage Fraud

We bought a home through Wells Fargo. Supposedly a foreclosure.

This was the biggest scam. GERALD Fitzgerald of Wells Fargo and a broker arranged the sale by working together to pull off one of the biggest scams ever.

Our home is destroyed, because they lied and produced false documents. The title insurance was changed and we were sold Lot 9 and it was for drainage. After 10 years and totally remodeling it, drains were built and destroyed our home.

We did not buy Lot 9, neither was it disclosed, but everything was changed including the deed. Yet, we have no way to prove what Wells Fargo did, along with Bank of America!

Zero is too much for Wells Fargo and Bank of America!

Recommendation: Stay away!

Wells Fargo Disrespectful bank

I have had an account at this bank for 8 years and a credit card for 7 years. I have always made payments ahead of time for 7 years. There has always been at least 180,000 USD in my account. Now, I received a message that my credit card has been suddenly canceled. This is a very disrespectful behavior. I will close all my accounts at this bank tomorrow

Wells Fargo Checking and savings accounts

I have 2 younger sisters, age 57 and 67, while I am 77. My oldest sister is in hospice and is not expected to live for more than a few months. She is mentally competent but can’t get out of bed. She has always cared for her younger sister, who is mentally severely disabled and in Conservatorship, and now is in a board and care as she has Alzheimers and requires 24/7 care. I have been added to the conservatorship as co-Conservator so that I can take over caring for my yougest sister, paying her rent, etc.

My wife and I went to our local Wells Fargo branch, where we have been customers for about 50 years, and they have been incredibly unhelpful and incompetent in getting me added to both sisters accounts. They said I needed a POA (a Durable Power of Attorney)to do this, even though for the younger one my documentation as Conservator makes a POA redundant and unnecessary, as my oldest sister and I are the only ones who could sign a POA, given that my youngest sister is unable to read or write, or comprehend what is going on.

So we went ahead and had the 2 POA documents drawn up and brought them to Wells Fargo. The banker there submitted the documents to their compliance people who declared that there were 2 problems. One was that the younger sister needed to sign the POA, despite that being impossible and unneccessary. As Conservator I or my oldest sister would sign any and all documents for her. Second, they said that because the older sister’s accounts were in her Trust (and I am the successor Trustee of that)she needed to sign as Trustee, which actually made sense, and so we redid her POA and she signed it as Trustee. We also referenced in her revised POA document the specific Wells savings and checking accounts by account number and name, and enumerated the powers the POA would confer to me to do essentially anything with the accounts.I also did a POA for my younger sister and both my older sister and I signed it as Co-Conservators.

The senior Wells branch banker thought this was more than adequate, but when he faxed the documents to the compliance people they said no go, but would not explain why. They said they would contact the banker and us within 2 business days to let us know what the issues were. By this point we had been at the bank for over 4 hours over 2 days, The branch banker was clearly distressed and tried mightily to get the compliance people to accept the paperwork as is, but they refused, and did not appear to really understand the legal issues at all. They also refused to allow him to talk directly to the legal department. He was very upset and apologetic to us.

It was more than 10 days before we heard back. The “explanation” was that the papers were “unacceptable”, but no reason was given and no guidance as to how to make them acceptable.My older sister is asking her attorney what we can do about all this, but we are very unhappy with how the bank is handling this matter.

In the meanwhile my wife and I, totally disgusted, are moving our personal accounts to another bank. The main reason we don’t do that with the sisters accounts is due to Social Security doing direct pay into both of their bank accounts, so changing banks could get quite messy and take a long time.But neither we or anyone we know will do business with Wells Fargo in the future if we can avoid it.

Wells Fargo Saving and checking account

I woke up today to a closed savings account and the threat of closing my checking account. I actually was told that it would be closed also just no idea of when. My savings can only be mailed to me thru the post office in a cashiers check. Not mailed yet and how long they have no guess.My CD is "safe" according to the customer rep, I was under the impression my other accounts were before this morning. All because they didn't have an address for my husband on file that they liked. Which they did have because they gave it to me to send the check to? We had also had a postcard we physically took into a branch TWICE, once while renewing the cd (and he checked)and once because our 35 year old son whose father opened up his first account 15 years ago was sent notice and gave it to us. We took this in, handed it to a banker, she looked at it and told us not to worry, its fine! We are retired, older blue collar workers (UPS driver and auto mechanic) with no unusual money activity, or habits, great credit ratings, no overdrafts, unpaid bills, nothing bad who have 2 pension checks and 2 SS checks coming in to cover our bills which are all autopay! This will destroy our good name! And after several long phone calls have been told there is no way to stop!?! I went in and was also told that I couldn't cash out my cd because there were no bankers available at 300pm! The branch was empty! I am stressed to the max and furious, we worked so hard for our financial security and it's being ripped away after 40? years with this bank

Claimed loss: our credit rating, reputation, stressful for older couple (74 + 68)

Desired outcome: I would like to know how this could happen and be fixed

Wells Fargo Retail credit card

I purchased new furniture for the first time in my life and tried to take advantage on a 24 month finance with no interest rate offered. I was informed that this process would require a credit check for approval of a Wells Fargo Retail Credit Card. The salesperson filled out the online application and informed me that typically during this process the applier while at the furniture store receives a phone call verifying I have requested this credit check. Makes perfect sense, but as I sat in the salespersons office that phone call never came.

Long story short, I ended up just paying the $4,500.00 for my new furniture after waiting 45 minutes to just be denied without any explanation. The salesperson could not provide me with reasons why my application was denied, but informed me I would receive a letter detailing why.

Ten days later the denial letter came, and the only thing listed:

Unable to authenticate identity of applicant…

I immediately called my ex-wife and ran this information through her, because oddly enough she works for Wells Fargo. Plus to beat it all the same week applying for this Wells Fargo Retail Credit Card, I was pre approved through 2 other Banks (NOT WELLS FARGO) for $280,000 first time home buyers loan. Weird they Authenticated my identity. I was informed to call Wells Fargo Executive Office to file a complaint.

I was issued a Case# and informed that my Case Specialist would reach out to me once one was assigned. Guess what no one reached out to me. Several days later I again called the Wells Fargo Executive Office and voiced my discern for this whole ordeal and the horrible Customer Service provided by Wells Fargo Bank along with a Fraudulent Hard Credit Inquiry on my report for in my opinion no good reason at all.

My Wells Fargo Case Specialist O.Y. assured me that the matter would be looked into and he would reach back out in a couple of days. Wells Fargo Case Specialist O.Y. asked me to verify my personal information before this conversation ended.

Wells Fargo Case Specialist O.Y. never returned that phone call, super shocking I know….. I did call the Wells Fargo Executive Office several more times trying to speak with my Wells Fargo Complaint Case Specialist O.Y., he was either not able to pick up or the other occasion had left for the day. Each time I left a confidential voicemail on his work phone extension. Crickets from that guy.

10 days later I received the results from Wells Fargo Executive Office from my Complaint Specialist O.Y.:

After a careful investigation, Wells Fargo uses a number of authentication tools to help protect and validate a customers identity. We were unable to approve the request for credit because we were unable to authenticate your identity, using the information and tools available to us.

A hard pull is completed when a consumer application for credit is made, such as a credit card. Our records show we sent a letter on the decision about your credit card account application and how your credit score can be affected on September 16, 2023. Unfortunately, when an application is denied, we do not make phone call attempts. We have enclosed a copy of this letter for your review. We apologize for any inconvenience. This may have caused you.

CASE STATUS

We have closed the case as of the date of this letter. If we receive additional information, we will open a new case to address any remaining or new concerns.

Wells Fargo used Trans Union LLC for my retail credit card application. I pulled my Trans Union credit to see if there was anything wrong with this report. There wasn’t a thing wrong and I was able to Authenticate my own identity, so why could Wells Fargo not do the same I wonder? Could it possibly be the Wells Fargo requested a Hard Inquiry first name spelled correctly but last name misspelled. Not only did Wells Fargo do this once but twice. I 100% know it was Wells Fargo and the furniture retailer because I had the retailer email me a copy of the credit request to Wells Fargo for financing.

My First Name Spelled Correctly but

My Last Name Spelled with one letter incorrect. No freaking wondering Wells Fargo is unable to authenticate my identity…

At this point really could care less about the Wells Fargo Retail Credit Card, what I do care about is The Hard Inquiry this whole ordeal has left on my Credit Report. Wells Fargo Bank or Executive Office or whom ever:

DO THE RIGHT THING REMOVE THIS HARD INQUIRY FROM MY CREDIT REPORT…..

I truly hope someone with some sense from Wells Fargo Bank will read this and reach out to me.

Wells Fargo Loan payoff

Today I spoke with three different technicians. Shadaisha was very helpful up until her computer crashed on her. However, Jeremiah was a complete TOOL! I provided my loan number my social security number as requested. He would not answer my question posed: What happens to the escrow balance one my loan is paid off? He said he could not make that assumption. I called back and spoke to Kami who was extremely helpful. She explained to me once a loan is paid off in full it takes 30 days to receive a final disbursement letter with a refund of remaining escrow balance; a lien release letter will be mailed to which you bring to the clerk of courts office to receive a copy of the deed to the property. It was that simple! I would like to report Jeremiah as it is obvious, he needs more training in his duties. I have been a loyal customer of Wells Fargo for a very long time, and I have never had someone be such unhelpful especially when I am able to provide all verification of my personal information such as social and loan number. I did not ask for any account information. I only asked what happens when a loan is paid. If he can't answer something like that then he needs to be adequately trained. Thank you!

Desired outcome: Better training/support for Jeremiah to be successful in helping assist customers.

Wells Fargo Unauthorized transactions, unauthorized, accounts, failure to cooperate with law enforcement

Wells Fargo opened unauthorized accounts, unauthorized transactions after I reported fraud. Wells Fargo refused to cooperate with law enforcement even after they were served a warrant. Wells Fargo mailed my personal and banking information to someone in a different state and denies doing so. A person was arrested at the address I reported as fraud on my accounts, holding the personal and banking information Wells Fargo denies sending to them. Wells Fargo has cost me an unrepairable identity theft. Wells Fargo claims they paid me back the money that was taken out of my accounts but they actually gave it to the person who opened new accounts. Wells Fargo has made my life a living nightmare, my once credit of 980 is now thready at 450. Due to my identity theft caused by them everything I own has been stolen. I have hundreds of credit cards, loans, cars, rental units, and i don't even know all of it. Police reports were filed they refused to cooperate with law enforcement. Had they done that the person who was arrested at the address my accounts kept changing too. He would have been arrested a year or more before he was. Wells Fargo will not take any responsibility even after they received 3 letters from the OCC telling them my case is factual.

Claimed loss: 180000 plus 4 yrs of this mess to get someone to help the lower class . I can provide all documents to support my allegations.

Desired outcome: 4 mil dollars for the 4 yrs of hell and no end. plus the 180000 they stole from me

I was home on my phone at 3:07pm EST On November 11, 2023 Veteran's Day. When I had received an email from Wells Fargo thanking me for updating my phone number & opening a new checking account. Then a Zell recipient BRENDA ENRIQUE & her phone number was added. She is on facebook & is a Senior Cybersecurity Analyst. Next they transferred balances from my business account credit card & my personal account to the new checking acct. Finally when I called Wells Fargo to tell them what just happened. They had to remove me from the Mobile app to stop any further FRAUD. While I was on the phone with Wells Fargo. I got another email confirming the E BILL person they were sending a $1000 to on 11/13 was a Sheldon Ableson in Ny. A DEAD MAN that died in 2019. I verified & skipped traced both of these people. Yet today Wells Fargo sends me a letter stating this was not FRAUD. Case closed!

Tonight I called to get back on mobile app to check my cc Balances & pay them. But I was HUNG UP ON by the FRAUD dept after being on hold for 1.5hrs. So, I is am going to now file a complaint with the Better Business Bureau & the FTC… I AM SO GLAD I CLOSED MY CHECKING ACCOUNT 6mths ago. I want NOTHING TO DO with this CORRUPT BANK

Wells Fargo Credit card

My last name on my credit card is correct, Cook. However my rewards and transfer of funds has my former last name Donaldson.

I sent you all my documentation because I don't have a Wells Fargo branch where I live in Dover Ohio.

I sent a marriage certificate, a letter with a notarized signature, copies of my driver's license and passport.

I have completed my end of requirements however you have not completed yours on your end.

Wells Fargo Promised a bonus

Hi I was promised a bonus for opening up this account and it’s been way over the time frame I spoke to a representative and she said I had to make $500.00 in deposits to receive this bonus, well I still have yet to receive it not to mention I would love to set up direct deposit for this account but I can’t do that until I receive the bonus I was promised, I need to be able to trust the bank I am working with and rite now this will be the third time I was told something and here we are and everything I was told by each agent was the same answer but yet still lies

Desired outcome: I would love to receive the bonus I was promised for opening this account I was going to go with chase but your agent talked me into Wells Fargo and they all lied to me

Wells Fargo Wells fargo bank checking account

I have had a No Fee checking account with Wells Fargo for the past 22 years, Everything was fine. A few days ago, I received a letter from Wells Fargo saying that they will close my checking account within one month for no reason. It causes me a great deal of work to switch banks and accounts.

Wells Fargo has such poor attitude, rude practices, and is unprofessional in business. I am calling the CEO to design and to be replaced.

Wells Fargo Cashier's Check

After 2 weeks the person receiving the check never got it, so I went into the bank to cancel the check and I was given an appointment for 10 am the following day. When I arrived 10 minutes before my scheduled time 10 am I waited about 5 minutes and the lady told me that she did not know how long before she would be finished with the client she was working with and there was another client waiting in front of me. Now at this time it's already 8 minutes after my appointment time and she had no idea how long it was going to take. I just want to stop payment on a cashier's check. This is day 3, how long does it take to stop payment on a possible lost check.

Wells Fargo Failure to Release Mortgage

I represent Bruce W. Blume and Nancy K. Blume, 13137 US Hwy 281, Redfield, SD 57469. Wells Fargo has failed to release their 180 Day Redemption Collateral Real Estate Mortgage on Lot Two (2), except West Seventy Feet (W 70') thereof, Redfield Industrial Park, Redfield, South Dakota. No money is owed. The original amount was $147,000. The Mortgage was recorded December 26, 2000 in Book 226 of Mortgages on Pages 192-196 at the Spink County Register of Deeds in Redfield, South Dakota. The Blumes have repeatedly requested that Wells Fargo release its mortgage as the property has been sold. The mortgage is preventing the closing of the sale. The mortgage is currently slandering the Blume's title to the land. If Wells Fargo does not release its mortgage the Blumes will file a lawsuit. Paul J. Wells Fargo Being punished for cancelling a home refinance.

In May, 2022 I applied for a refinance loan through Wells Fargo. At the time I was involved with a lawsuit of Finch A/C. They charged me 15,000.00 for an air conditioner. I took them to court. My lawyer suggested that I quit paying them. Wells Fargo told me that the only way that I could get a refinance was to pay the 15,000.00 to Finch. My lawyer advised me not to pay them and I cancelled the loan. Six months later I won the lawsuit.

Since then Wells Fargo has declared war on me. I had bill pay and they refused to pay the bills. I had to change my debit card 7 times in the past year because of fraudulent charges. They stopped sending me my statements and made it impossible for me to access my account online. I have not been able to access my account online since October, 2022. The only way I can get my account balance is calling [protected]. I call this number at least twice a day because I do not trust them.

I have paid my paypal account using Wells Fargo for the past 15 years Since September, 2023 I have not been able to pay it. Wells Fargo says my account is invalid. In August, 2023 I paid my light bill of 350.00. They held the payment out for 3 weeks, citing "security" reasons. I am filing a grievance withj the Federal Banking Commission for their criminal behavior.

Wells Fargo Branch Manager at Hamilton Branch, Sioux City, IA

Craig Tooley at the Hamilton Branch, Sioux City, Iowa provided really poor customer service. He walked up to us in the lobby and proceeded to discuss our personal banking situation in the lobby rather than taking us into his office. He was rude and unhelpful. Additionally, I had left a voicemail and email and he did not return my message. We had to go to the brand and track him down. He gave false information regarding the Bank Secrecy Act. He is a poor example of a branch manager. I would like to know who he reports to as I am sure this is not the type of person the company wants running a branch.

Desired outcome: This needs to go to Craig's supervisor.

Wells Fargo Fraudulent transaction that they wont allow recovery of

My son had an individual contact him representing himself as wells fargo rep, said there was fraud on his account and he wanted to make him aware of it - he knew my sons user name and his password and was actually in my sons account as he was speaking to him, asking about other transactions,,,,he told him he would need to enter in a new password to open the new acct and close out the one there is fraud on - my son, thinking for sure this was legit as he was actually in his account, said a new password.,.,.,,.With that, 1000 was taken from his account - only after that did another wells fargo rep contact him to tell him fraud was perpetrated against him ---- wells fargo refuses to honor his transaction - this was someone who was actually in his account - so it very well could have been a wells fargo employee - 1000 was stolen from him - he is a former marine, he has been with wells fargo for over 22 yrs, and i am a long time wells fargo customer asd well - it is horrendous that you people will not allow him to have his transaction honored by you as a scam and return his money to him...I think it was an inside job of wells fargo...My son went thru horrible stress after losing the thousand that he needed to pay his rent, child support, etc - and you people wont stand by your wells fargo name, i want his money returned to him!

Desired outcome: RETURN OF HIS 1000 THAT, I BELIEVE, AN EMPLOYEE OF WELLS FARGO WAS INVOLVED...I WANT HIS 1000 RETURNED TO HIM. THIS HAS CAUSED HIM UNBELIEVABLE STRESS - HE COULDNT PAY HIS RENT, COULDNT PAY CHILD SUPPORT

Wells Fargo line of credit

We are complaining about our line of credit ****5980 that they have stated that we changed and have not been able to drawn on for years it started in 2020 and we keep getting that it is up to end 1/13/2024. We have disputed this numerous times in writing and calls(started in 2020 when we noticed issue) keeps going to mendiation but no resolve. We also noticed the balance increases even with our extra principal only payments made. On september 5, 2023 we we issued a check for $200.00something about in COVID related payment suspension they are enclosing check for any issues the loss of access may have caused. they are apologizing for any inconvenience. To which we did not cash. However this is admittion they are making to wrong do on our account. We want investigated immediately and our line credit extended and balance corrected.

Wells Fargo Real estate

My mother is the owner of 201 Vance Street, Reidsville, North Carolina 27320. Her name is Betty Doris Reid and my name is Kenneth Reid. It was like out of the blew that I was contacted and asked do I want to sell the house. My Mother passed away in 2022. Her name should be on the deed. Wachovia also asked us to come in the back to the vault and we signed documents/instruments. I'm her last but also the youngest son living. Anthony Slade's (eldest Brother) name signed also.

Desired outcome: if I'm the last survivor, and my biological Mother name is on the deed then that instrument can not be sold or conveyed over (deed) without doing their proper due diligence in contacting other signatures.

I attempted to close my account about 4 weeks ago and was told I had to speak with Andrew Eaton at the Sheridan, Wyoming bank. I have called AND LEFT MESSAGES FOR Andrew at least 4 times since I emptied my account. Yet 4 weeks later and I am now overdrawn by $48 I would expect any reasonable person would be upset. Maybe even angry. Can someone please call me and fix this mess? Thank you, a customer since 1996 Paul Gust

Well Fargo issued a fraudulent card in my name and this person used this card to take money out of my account, also they allowed this person to withdraw 7000. 00 from my brokage acct. never once was I contacted by Well Fargo, Now they are refusing to reimburse me for my lost, The fraudulent account was created on August 24 with Well Fargo sending the fraudulent card directly to the fraud, even though this fraudulent person did not live in my state. They sent me a memo stating that it was a fraud case but still want to penalize me. This person with Well Fargo assistance took $3000.00 from my checking account and $7000.00 from my brokerage account. Well Fargo assisted this fraudulent person to my money and now refused to make me whole.

May 12, 2022 I received a phone call from someone claiming to be a Wells Fargo employee, telling me someone was attempting to withdraw money from my account. He asked if it was me and I said no .
