Since moving in more than ten years ago, rent has increased dramatically. From $250 a month lot rent agreement after we purchased our home, to $900 rent as of January 2025. Every month for the last four years there have been notices to residents to change the layout of their lots and homes, things that were approved years before the current property manager took over are now being used as targets to charge residents $250 per imagined infraction. From force-mowing, to water bill padding, this park will use every trick in, under and around the book to bleed you dry.
Recommendation: Don’t.

I wish I had seen your review before I moved to Old Orchard in Davison MI.
It's the same here in Warsaw IN. The manager tries to help but is told to charge for everything. The rules seem to try to get people on fixed incomes or disability out of the community. I own my trailer but rent the lot and when I moved here they paid for trash and water. Now I have to pay for both. But the water is well and is constantly being turned off and on. The water smells like sewage when you use the hot water.
