To the Management of United Air Temp,
This letter serves as formal notice of a complaint regarding professional negligence and property damage resulting from work performed by United Air Temp (UAT) at my residence. This follows the recent denial of my claim based on the one-year age of the service of garbage disposal installation, an assessment I am formally contesting as well as a water heater that was improperly installed by your company in October 2025.

In April 2025, a UAT technician dispatched via American Home Shield improperly installed a garbage disposal drainage hose by failing to properly secure the mechanical clamp to the dishwasher. Because this connection was concealed behind cabinetry, it constituted a latent defect, an error not discoverable through reasonable inspection until significant damage manifested.
The resulting discharge consisted of Category 2 wastewater (gray water), which migrated from the kitchen through the floorboards and into the basement. This caused structural damage to the basement ceiling joists and access panels. The prolonged presence of wastewater created conditions conducive to pathogenic mold growth. Over the past year, I have experienced persistent respiratory symptoms that I initially attributed to seasonal changes or smoke infiltration from neighboring units, due to me residing in a townhome. It is now evident that the undetected mold growth caused by UAT’s negligent installation was a primary or significant contributing factor. In an effort to manage these symptoms, I purchased and operated multiple air purifiers, unaware that the underlying cause was a biohazard created by improper workmanship.

On April 20, 2026, UAT was scheduled to assess the damage. No technician arrived, nor did anyone contact me to cancel the appointment. When I called your office, I was informed that senior leadership had canceled the appointment because the original work was “one year old.” After explaining the severity of the damage, a new appointment was scheduled.
On April 27, 2026, Jordan, a UAT employee, inspected the damage and reinstalled the garbage disposal hose. Since this correction, the system has operated without any leakage, confirming that the initial failure resulted from improper installation. At Jordan’s recommendation, I obtained an independent inspection of my dishwasher. The appliance technician confirmed that the dishwasher is in perfect mechanical condition and that the leak was caused solely by the disconnected hose installed by UAT.
In a separate instance of negligence, the water heater installed by UAT in October 2025 failed municipal inspection due to a missing Backflow Preventer (BFP). This is a mandatory safety requirement under Maryland plumbing code. Despite this, UAT failed to contact me to rectify the unpermitted installation until I initiated contact in April 2026.
A service appointment was scheduled for April 21, 2026, to address the water heater issue. Once again, no technician arrived and no cancellation notice was provided. After I contacted your office, a new appointment was scheduled for April 28, 2026. Given the repeated no‑call/no‑show incidents, the lack of accountability, and the pattern of negligent workmanship, I am canceling this appointment. At this time, I no longer trust the integrity of UAT’s services or its commitment to customer safety.

Your refusal to assume liability based on the age of the repair is legally insufficient. Under Maryland law, the statute of limitations for property damage is three years. A service warranty period does not absolve a contractor of liability for negligence or latent defects.
I am formally requesting that United Air Temp:
1. Accept full liability for the property damage caused by the improperly installed garbage disposal drainage hose, including all necessary remediation, mold mitigation, and structural repairs.
2. Cover the full cost of installing the required Backflow Preventer on the water heater and bring the installation into full compliance with Maryland code and permitting requirements.
I look forward to your prompt response to resolve this matter without the need for further legal action.
