Flagstar sold my mortgage to this company effective 2/2/13. According to regulations this company is supposed to send you notice 15 days prior to the effective date. I received my notification from them on 2/4/13 the postmark was 2/1/2013. I went on to their website and they do not even offer online payments! How can a company operate these days without...

They bought my mortgage from Flagstar Bank on 12/14/2012, I have called them weekly since receiving that letter, no info until today in the mail 1/14/2013. The letter dated 1/8/13, postmarked 1/10/2013 and it is a collection letter stating I am late in paying my morgtage. I haven't received any info until today, no loan number and no where to send the...

Selene Finance deceptive practices/fraud/theft

Loan was sold to Selene Finance from Litton Loan, finally after 7 months of negotiating for a lower interest rate, I was told by a representative for the company that they did not have to honor the presidents refinancing program, I had better not put the loan into bankruptcy and I better take the modification loan of 4 payments with no set new loan. I lost my house to foreclosure/bankruptcy that Selene Finance bid and was awarded for $4o, ooo less than my original loan. All of the Selene Finance customers who were subjected to their deception should be compensated, just as the big banks are now ordered to. Litton Loan should also be subjected to charges of deception, fraud and theft. Year 2011.

I most certain strongly beleive this complaint ... we need to get togethe SElENE FINACE needs to get investigated they put us thew hell we fought hard to keep our house it cost us about 13000 thousand dollars they lie to us many times .. i feddex a package of alll our documents they reqested everything not once but twice they said they never received them witch fedex comform they sign for it and SELENE said they nver got it that wus a lie they put us thew so much this company is base in HOUSTON TEXAS a small morgage company it probby has about 25 employees you always talk to diffrent people but its the same people im just tired of them .. please email me if anyone knws of a good attoney .. we need to do somthing about this company thank you jewel6971@yahoo.com

Our post, may not address each complaint directly, but we are trying to spread the word on this horrifying company & hopefully, someone will pay close enough attention & karma will come knocking at Selene Finance's doors.

SELENE FINANCE should be thoroughly investigated on every level possible & every one of the loans it holds, it's banking practices & beyond, audited to the fullest at the highest level possible!

To mortgager's that have become victims of SELENE FINANCE (or your loan was sold to them - if sold to them, you are now a victim of their horrifying practices) ---- hopefully you will find the below information helpful, if not all, maybe some helpful. Selene Finance is, and if not yet, will be the worst company you will deal with!

Make a long story short - they thrive on you NOT paying your mortgage! Yes, the make money off of fee's. They have a set of fee's that they have made up themselves. You don't pay, you'll see what's called "Corporate Advance Fee's" & these fee's can be anything they wish them to be. They also buy up troubling mortgage loans pennies to the dollar! You would be floored to learn what they actually paid to obtained your loan - it's sickening (this information provided with proof via documentation from an inside source of the company) They make the most money on the fee's they apply to your loan. IF you pay your mortgage & they are not able to continue to add their fee's (and they come up with some doosy's, that's for certain) they will then sell off your loan because if they can't apply fee's to your mortgage, they are losing money! Their fee's, they should be against the law & furthermore, investigated at the highest level!

But ----- First, to try & avoid the woe with Selene Finance's piss poor customer service, their fee's, their harrassment if they don't see your payment in by the 1st (you do have a legal 15 day grace period but they ignore that) they will call you, they will call your family members, they will even call your work... they are the epitome of harassment when it comes to the word! Selene Finance loves to add up the fee's on your mortgage too & make sure you document each & every time you may imposed each fee! Simply put though, if at all costs, try your best to just move up your due date (a mental/physical note, really) on your mortgage payment to allow for room for emergencies & such. If you're not late, they will get rid of you & be glad they do!

Secondly, as for those that have contacted the BBB, Selene is not BBB accredited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. Do better than the BBB (Selene Finance LP isn't a BBB accredited company anyway) - Contact your local Attorney's General Office, the Federal Trade Commission, your local government officials, Selene Finance's local government officials (Houston Texas - Selene Finance's main office) & contact the Attorney Generals office where Selene Finance is located (Houston Texas).

Thirdly, it never hurts to speak with an attorney if it ever gets to that point. Educate yourselves as thoroughly as possible. Selene Finance, is a strange run company & they will take advantage of those that lack appropriate knowledge with regards to their mortgages. By all the statements & complaints all over the place, this company should not be able to remain. Their customer service is awful & they will hound you horribly if you do not pay your mortgage on time. They will apply fee's to your mortgage, as mentioned before... lots of them, at their own discretion! Keep very close track of those fee's too!

Bottom line, don't give them a reason to make life miserable on you. By bumping up your mortgage due date, mentally & physically, you will save yourselves a lot of heart ache. Plus, once they see you appear to pay on time & regularly, you are of no good to them & they'll sell your loan because they are not interested responsibly payers.

And GAWD for bid... stay away from them Forbearance program! Do NOT fall for their tricks! Sell your home before you let them talk you into their Forbearance crap! Just research, you'll learn very quickly how many people have been taken for a ride with Selene's forbearance programs.

If you do not pay your mortgage with Selene, they will send out a privately hired vendor (inspector/spy) to inspect your property. Know your rights! These thugs will try to tell you they need to access the interior of your home along with walk around & inspect the property. You do NOT have to let them in your home, nor allow them on your property. In fact, you can, by law, ask them to leave your property & never return on the premisses. Talk to your local county police department as laws may vary slightly state to state. But... even though, after asked to leave, they will sit on the roadway, take photos of your property & even go as far as to sitting down the road to see if there is activity at the residence (they will also attempt to sneak around on your property which is illegal). Basically - Selene Finance actually hopes you vacate your property because they can then take ownership of it, change the locks & claim it was abandoned. What ever you do, do not give them this opportunity. Rent your place out if you can not afford it! Do not just leave it unoccupied!

Lastly.. pay your mortgage. If you just are not able to afford it, time to consider selling is truly in your best interest. Hardships are awful & some just can't find a way out of them. There are options, but the willingness to exercise those options will make or break your future as a home owner.

BEST OF LUCK to all that are with Selene Finance. We are no longer with them, THANK GAWD! We refinanced with another company & we're sorry we didn't do so a long time ago! If you are able, refinance & get away from Selene Finance.

This company, SELENE FINANCE, deserves the highest level of an investigation into every single one of the mortgages they hold & have sold to other companies! They are committing fraud & it's just a matter of time! Hang in there in there folks :) There is light at the end of the Selene Finance torrential tunnel!

This happen to us too our loan wus sold to Selene by select profilo the same thing this company is not registered with the BBB go to their web site and file a complaint an they will get back with you explain everything that happen too you I did we all needs to do this this company is getting away with so much!

Selene Finance lack of communication, fraud

Selene has got to be one of the most horrible mortgage companies out there. I have experienced what most of you have posted. To All: I did file a complaint with the BBB - It may not be much, and I know that I am a small fish in a big pond, but I will not just stand by and do nothing. I suggest maybe some of you that have had negative business dealings with them do the same.

When a mortgage lender refuses to give you simple explanations of your balance or validation something they are doing unethical. I am a person nerver stop until I get satisfied with the issue. I haven't been with them long enough because I was in bankruptcy with them and they received my mortgage payments but the federal agency government home assistance wanted to help me and Selene seems not to give correct answers or information they needed. They have falsfy a document of mortgage payment from original lender who have closed out my issue with them. I was under a balloon disclosure that was fraudulent through a modification loan by the original lender and they was prosecuted from that through CFPB in 2012. I am a warrior for Jesus Christ and I do have a consumer protection attorney on this.

My family had been fighting to keep two residences, renting one out and living in another out of state. thanks to a series of bad tenants we were financially struggling, but keeping the mortgage paid UNTIL...
We received notice that our mortgage servicer had been changed to selene finance - on the very same day the payment was due. We immediately called selene finance, the new mortgage servicer, and explained since the check had gone out in the mail to the old mortgage servicer we had to wait for its return before we could pay them. They agreed verbally on the phone and claimed it would not be a problem since they cant charge late fees until 60 days after taking over the mortgage. This statement was true legally (they cant charge late fees as per the law) but not true of their procedures- They immediately started charging us fees almost daily, late fees, contact fees, property inspection fees, etc, etc, etc.
They started their relation with us with at LIE (about their procedures) and proceeded to do everything in their power to prevent ease of communication (only one person, who was never available, was allowed to talk to us about our account, and that person changed without notice at least twice). And they proceeded to immediately ding our credit reports, begin harassing collection methods, etc.
When it was finally too much for us we tried to sell the condo, they delayed in every possible way dealing with the real estate agents and refused two offers on the property.
We finally had enough of the headache and tried to offer them a deed-in-lieu settlement. They refused saying that we had to jump through their financial paperwork hoops- legally untrue. So here we sit, every day loosing the good credit we spent years building up, waiting for them to finally foreclose on what used to be our property.
Why did they lie to us? Why are they not taking the property? I have discovered that they get paid for every non-performing (non-paid) mortgage in their portfolio with mortgage insurance, and fees that they sell to credit collection agencies. Then when the mortgage insurance and credit collection agencies income runs out, they sell the mortgage to a new company to foreclose on or not - for pennies on the dollar of actual principal due on the mortgage- Thats why they wont short sell, or negotiate a deed in lieu or in any way be reasonable with any home owner.
Their behavior is (mostly) legal but bordering on the illegal and definitely immoral. They are liars and con artists every single person working their- or at least they knowingly work for a company whose main income is lies and con-artistry. And oh, how artfully they scrape just barely over the line into illegal acts that get them the biggest returns...Far bigger than the fines they might be hit with.

I just filed with the BBB regarding Selene. Our loan was sold from Flagstar to Selene, and now we get harassing phone calls if our payment is not received by the first of the month, even though it is not delinquent until after the 15th of the month. They have been calling my wife at her work too. Take the time to file with the BBB if you can. The BBB can't technically "do" anything to them, but it may be enough to hurt their business by informing Selene's potential victims. We had no choice, our loan was sold to them without any say in the matter. Rise up, and good luck!

Same as others in our home 17 years lost my job. Citi mortgage would not work with us at all they sold our loan to selene finance and now selene finance wont spend any money to keep us in our home but will spend $15.000 00 to $20.000.00 to kick us out so weres the the help to keep poeple in there homes please help us thanks scott newton

Selene Finance unfounded charges to my mortgage

My mortgage was sold to another company named selene finance lp & they are adding charges without explanation of what these charges are. They list them under collection costs. Can they do this? I have paid the mortgage every month & on time, so why are they charging us for something they are supposed to do?

Selene took over our mortgage on September 1st...I was terrified and thought WFM was selling me to a clearing house for foreclosure. I had been working with WFM to get caught up. Selene and the staff there are absolutely awesome! Within a week we had a plan in hand to get caught up and modified RIGHT! WFM had failed at this for over 18 months...The Obama plan was B.S. and Selene swooped in a fixed it, correctly and professionally. When you call them, they freakin answer the phone and speak to you with compassion and understanding...if you want to stay in your house and have the means to work with them, they WILL work with you and make that happen. Anyone who is complaining is looking for a deal and wants something for nothing. I got myself into my situation and they helped me FIX it and honor my debt. I will be forever greatfull to Joe and the whole company who worked with us like EVERY OTHER COMPANY SHOULD. Great job Selene! Companies like you will help put this country back on track and not allow those who simply wanted to abuse a crappy system to get a free ride...

I agree. My mortgage was also bought by Selene Finance & they are violating our rights: Truth of lending, Anti-predatory violations, State law violations, fraud and negligent misrepresentation, breach of contract, etc! I am currently attempting and /or seeking legal advice to perform a Forensic Loan document audit. Selene is a company of predators and scam artists! We qualify for a court supervised modification and I am trying to come up with the monies to persue this company from a legal stanpoint. Thanks for your complaint and please persue this fraudulant company!
